FunStays Portfolio Moab is comprised of two properties located in the prime Moab, UT destination-based market which caters to outdoor enthusiasts. Assets are stabilized but still growing each year and positioned for 2023 to be their highest income year. Guests are primarily transient and stay at the parks paying daily rates for both RV sites and alternative accommodations on site such as park models/tiny homes, cabins, and tipis. Both parks are in a desirable market, where the demand has always been high but increased significantly in the last 10 years, with the Moab market sharply rising in popularity recently. There are numerous competitors in the immediate markets, but demand remains strong, resulting in occupancy levels remaining high. Each property has sufficient management which allows for a wide range of buyers to purchase the properties and manage remotely. The staff are well paid and many are given housing on site as part of their compensation. Expansion is not possible at the properties but there is upside in upgrading the parks, adding amenities, reducing management expense, and adding more alternative accommodations to replace RV sites.
